What is a Non-Domestic EPC?
A Non-Domestic Energy Performance Certificate (EPC) evaluates the energy efficiency of a commercial building on an A+ to G scale, with A+ indicating a net zero carbon building and G being the worst performing.
An EPC assesses the performance of the building itself and its fixed services such as heating, cooling, ventilation, and lighting systems. The rating is calculated based on the estimated carbon emissions of the property.
What is a Non-Domestic EPC? Required?
A valid, up-to-date Non-Domestic EPC is legally required at the point of marketing a commercial property for sale or rent, as well as when an existing lease is being renewed.
An EPC remains valid for 10 years unless major changes impacting the building’s energy performance have been made, such as a new boiler, replaced glazing, or an extension.
Penalties for Non Compliance
Failure to provide an EPC when marketing a commercial property can result in significant fines under the Energy Performance of Buildings Directive:
- The penalty is 12.5% of the property's rateable value, with a minimum of £500 and maximum of £5,000.
- This fine can be repeated every 7 days until an EPC is obtained.
- Letting agents are also liable for fines if they market a property without a valid EPC.
The EPC Assessment Process

- Identify the building fabric, construction, and usage
- Evaluate lighting, heating, air conditioning, and ventilation systems
- Calculate insulation values for the building structure
- Measure and assess glazing and windows
